The building operations triad

Owners, asset managers and facility managers — finally working in unison.

In most buildings, the three roles responsible for performance don't share a system. Owners get quarterly PDFs. Asset managers chase updates via email. FM teams firefight whatever didn't get caught upstream. Exergio collapses that fragmentation into one live, supervised platform.

How it integrates

No rip-and-replace.
Live in about two hours.

Exergio plugs into the BMS already running your building — Schneider, Siemens, Honeywell, Trend, Wago, Niagara — via BACnet, Modbus or OPC UA. A small secure gateway (Teltonika TRB140, 10×10 cm) goes on site. From there, the AI engine runs in the cloud, and every algorithmic change is reversible with one click.

Integrate

Connect to the existing BMS via BACnet / Modbus / OPC UA. No new hardware in the controllers. Historical data ingested in hours,

not weeks.

Diagnose

The AI reads ~10,000 BMS data points per hour. Setpoint drift, sensor faults and competing

HVAC strategies are surfaced as a ranked list, not a wall of alarms.

Optimise

Continuous retuning of HVAC, AHUs, chillers, heating stations and free cooling — based on real occupancy, weather and (where relevant) day-ahead energy prices.

Supervise

A named Dedicated Building Engineer reviews every change,

validates savings against the meter, and is the on-call partner for the client team. No black box.

The platform

Six things a stand-alone BMS
does not do.

Each capability below is in production today across our 367-building portfolio. The visuals are pulled directly from the live product — comfort scoring, fault detection, dashboards and the assistant chat.

01 · Comfort first

Tenant comfort is the metric.
Energy savings follow.

Most platforms optimise for energy and let comfort drift. Exergio

inverts that. Every room controller (RC) is continuously scored

against the agreed comfort KPI — temperature stability, setpoint

hit rate, morning warmup, occupied vs. unoccupied behaviour.

820 devices, scored hourly against the comfort KPI

Comfort risks classified before tenants complain

Investigates "high setpoint vs. other occupied rooms" patterns that

indicate technical fail

"Too cold in the morning" flagged separately from energy issues

From the RC Comfort Classification engine

02 · Predictive maintenance & FDD

Catches the fault before the guest, the tenant or the asset manager does.

The same physics model that scores comfort cross-checks every actuator, valve, sensor and heat-recovery wheel against expected behaviour. Heat-recovery failures, actuator stiction, sensor drift, hydraulic limitations — all surfaced days or weeks before they break a room.

Live floor-plan view of every room and AHU

Each issue gets a verdict, a duration,
and the parameters at the moment of failure

Work-order, complaint, or "solve in chat" — handled in one workflow

Up to 60% less engineer time across the portfolio

03 · Plays the energy market

The building becomes
an energy storage asset.

Exergio ingests next-day spot prices (Nord Pool, RDN in Poland, day-ahead curves anywhere they're available) and constructs an hour-by-hour operating plan that minimises cost, not just consumption. Negative price windows trigger controlled pre- cooling and fresh-air flushing. Price peaks trigger setback within agreed comfort bands.

Pre-cool / pre-heat into low-price windows; throttle at peaks

Free-cooling and fresh-air flushing scheduled as load-shift events

Demand-response ready: peak-penalty avoidance built in

Live for shopping centres & offices across PL, LT, LV, EE

04 · Dynamic scheduling & airflow

The schedule isn't a setting. It's an outcome the AI calculates every day.

Exergio's dynamic scheduler builds the next day's operating plan from the bottom up — per room controller, per AHU, per heating station — based on actual heating rates, weather, occupancy and the comfort KPI. Static schedules become a thing of the past. Where AHUs have heat-recovery issues, the system rebalances flows automatically and flags the rotor wheel for inspection.

05 · Virtual Building Assistant

Reception types a sentence.
The AI diagnoses, proposes a fix, asks

before acting.

Technical problems handled through a non-technical interface. A guest complaint becomes a diagnosis, a proposed change, and a resolved ticket — without dispatching a technician. The AI never acts without sign-off. Always asks before acting; always logs the outcome for the ESG report.

06 · ESG, EPC & audit-grade data

The numbers regulators ask for —

pulled from the meter, not the model.

Every signal is logged. Every algorithmic change is timestamped,

attributed and reversible. Reports for CSRD, EPBD, GRESB and

internal ESG committees are generated from real operational data

— not from a separately maintained sustainability spreadsheet that

no one trusts.

Audit-grade ESG / EPBD reporting from real ops data

Replaces and upgrades traditional EPC

Our method

Two stages.
Comfort proven before energy is touched.

A common objection in operations: "We can't change settings — what if it impacts comfort?" Exergio addresses that head-on. We don't activate energy-saving control until comfort is proven stable on the AI's own KPIs. It's how we scale changes safely across cautious operating teams.

Stage 01

Comfort KPI Proofing

Exergio validates comfort stability through data-driven KPIs across every room controller. The operations team sees, in numbers, that comfort holds under proposed changes — before any energy-saving setting is activated. Comfort risks, technical fails, and morning warmup issues are catalogued and tracked.

Output: a comfort scorecard the ops team trusts, plus a remediation plan for the technical fails the system surfaces (sensor errors, actuator stuck, hydraulic limits).

Stage 02

Dynamic Energy Savings

With the comfort floor proven, Exergio activates dynamic control strategies across HVAC systems — dynamic scheduling, dynamic airflow, market-aware operation, free cooling and pre- cooling logic. Measurable savings unlocked without re-opening the comfort debate.

Output: verified energy and € savings against the agreed baseline, reconciled monthly against the Guaranteed Savings Model.

Always supervised

The AI is never alone.
Every building gets a
Dedicated Building Engineer.

Exergio is not a black box you license. Every property under management is assigned a named, best-in-class engineer who watches the system 24/7, validates every algorithmic change, catches drift before clients do, and is the on-call partner for the client team.
You buy a managed performance partner — software plus an engineer, accountable to your numbers.

Reviews every change

Before any new control rule is activated for your building, your engineer signs it off. Every change is reversible with one click.

Catches drift early

The engineer monitors KPI deviations and reaches out before the client sees a regression — not after a complaint lands.

Owns the savings number

Validates monthly savings against the utility meter, reconciles against the Guaranteed Savings Model, and reports to the asset team.

Commercial model

The Guaranteed Savings Model.
Paid for by the savings — not aspiration.

Our recommended commercial model. The annual fee is contractually tied to a minimum kWh and € savings floor. If we miss the floor, the fee recalculates downward by a pre-agreed, symmetric formula. Auditable, reversible, and aligned with the asset owner's economics — exactly the way EPC was always supposed to work.

Pre-agreed, symmetric formula

The savings floor and the fee adjustment are both spelled out in the contract before kick-off. No surprises at year-end. No "expected" or "potential" — only guaranteed and verified.

Verified against the meter

Savings are reconciled monthly against the utility meter and the degree-day-normalised baseline. The same data feeds your ESG/CSRD report — single source of truth.

Replaces and upgrades traditional EPC

Continuous, real-time M&V in place of one-off retrofits and annual reconciliation. Exergio is the real-time performance layer that replaces and upgrades traditional Energy Performance Contracting.
